Overview
Manage existing papers and prepare new documents in separate areas that are linked to each other. SmartLandlord connects document storage with your property data and offers, alongside reports, its own lease creation and a tax overview.
Upload papers and find them again
Choose a file, a document type and the property it belongs to. The type selection includes, for example, purchase contracts and leases, statements, floor plans, Energieausweise (energy performance certificates), financing papers and correspondence.
In the storage area you can find saved documents using search and the type and property filters. Sort by date, name or type. For existing entries, edit, download and delete are available as separate actions.
Prepare portfolio and property reports
In the “Create Documents” area, select the properties you want to include. The portfolio report and the detailed report for one property are separate document types. That way you can distinguish between an overall view and a property-specific presentation.
Leases from property and tenant data
Lease creation brings property, tenant and terms together in one form. Enter the start of the tenancy and, where applicable, its end, the Kaltmiete (rent excl. utilities), Nebenkosten (service charges) and deposit (Kaution). Further details cover, for example, keys, cellar room or furnishing.
The template selection contains different lease types, including fixed-term and open-ended residential leases, commercial premises, parking space or garage, and a room in a shared flat. A live preview helps you check the result. Magic Fill, the upload of a contract or exposé and AI input aids help with the preparation; the responsibility for checking the lease remains with you.
Anlage V (rental income schedule): prepare your tax overview
Under “Anlage V”, the platform offers a tax overview for selected properties and a selectable tax year. The creation dialogue leads to PDF generation. Use the overview as a working paper for your tax preparation and agree its use with your tax adviser.
The name used within the platform does not confirm that a document can be submitted unchanged as an official form. Completeness, allocation and tax treatment of the underlying data must be checked.
AI as support, not as approval
The SmartLandlord Assistant offers its own chat with file attachment and voice input. In lease creation, input aids for changes to the draft are also available. Check important details and wording before you use or pass on documents.
