Overview
Organise your day-to-day letting in one place: from contacts and leases through payments and Nebenkosten (service charges) to deadlines and tenant messages. The Management Dashboard summarises important key figures and notices so that you can switch straight to the right area.
Tenants and contacts at a glance
Keep tenancies and contacts such as tenants, service providers, banks or authorities in one place. The tenant overview distinguishes between active tenants, tenants under notice and tenants who have moved out; search and filters make it easier to find your way. For contacts, CSV and vCard import and a starting point for connecting Google contacts are available.
Create and manage leases
The lease archive keeps contract documents separate from the tenant data. You can filter leases by status and start the creation of a new lease.
Lease creation connects property, tenant and terms. Choose a suitable template, enter the start of the tenancy, rent, Nebenkosten (service charges) and deposit (Kaution) and check the preview. Magic Fill, an upload starting point and AI input aids support the preparation. Before use, check the finished lease against your specific letting situation.
Banking, income and expenses
Record accounts and transactions manually or import bank statements. The import dialogue supports CSV, XLSX, XLS and PDF and leads from the file through column mapping to the result. In Banking you will find transactions, allocation and accounts in separate views.
The income overview compares expected and received payments. Expenses can be recorded and categorised; a separate key figure shows costs recorded as allocable to tenants. A starting point for receipt scanning complements manual entry. Automatic bank sync is currently announced in Banking as “coming soon”.
Handle Nebenkosten (service charges) in a structured way
Manage statements with the statuses draft, completed and sent. The overview helps you keep open and completed cases apart.
Which costs may be passed on and which deadlines apply depends on the applicable law and the tenancy. Check in particular the lease, the Betriebskostenverordnung (BetrKV, Operating Costs Ordinance), cost receipts and allocation key. The software does not replace an individual legal review.
Prepare messages, approve sending yourself
In the messages area you set rules for occasions such as outstanding rent or meter reading. Prepared messages appear under “Waiting”. You can check them, change them if needed and approve or discard them. Without your approval, none of these prepared messages goes to the tenant.
Bring deadlines and appointments together
The calendar offers month and list view as well as filters by property and appointment type. These include rent due dates, start and end of tenancy, rent adjustments, Nebenkosten (service charges) deadlines and the end of a fixed-rate period (Zinsbindung). Your own entries complete the overview.
The Management Dashboard adds plan-versus-actual views, a cash flow preview and risk notices to these work areas. That way you can switch from the overview straight to the area you need to work in.
